How the math works
Both platforms now take one fee out of your payout, so whatever price you set, you take home a fixed share of it.
Here are the same three questions for each platform: what if you do nothing, what if you want your old payout back,
and what if you want your old listed price to become your new payout.
Airbnb: 15.5% host-paid fee, starting September 15, 2026
Airbnb keeps 15.5% of your price, so you take home 84.5%: payout = price × 0.845. Under the old
split-fee structure you kept 97% of your listed price.
Do nothing: your price stays the same and your payout becomes
old price × 0.845.
Keep my old payout the same:new price = (old price × 0.97) ÷ 0.845,
which is about 14.79% higher than your old price.
Keep my old price as my new payout:new price = old price ÷ 0.845, which is
about 18.34% higher.
Vrbo: single 12% commission, starting October 29, 2026
Vrbo keeps 12% of the rental amount plus fees like cleaning and pet fees, so you take home 88%:
payout = price × 0.88. The new rate applies to bookings made on or after October 29, 2026;
earlier bookings keep their original fee. Traveler service fees are separate and not part of this math.
What you paid until now depends on your setup: about 5% if you connect through a property management system like
Hospitable or Guesty (you kept 95%), or about 8% if you don't (a 5% commission plus 3% payment processing, so you
kept 92%).
Do nothing: your price stays the same and your payout becomes
old price × 0.88.
Keep my old payout the same:new price = (old price × 0.95) ÷ 0.88
starting from 5% (about 7.95% higher), or (old price × 0.92) ÷ 0.88 starting from 8%
(about 4.55% higher).
Keep my old price as my new payout:new price = old price ÷ 0.88, which is
about 13.64% higher.
Worked example, starting from a $100.00 nightly rate:
If you choose to…
Airbnb new price
Airbnb payout
Vrbo new price (from 5%)
Vrbo payout
Do nothing
$100.00
$84.50
$100.00
$88.00
Keep my old payout the same
$114.79
$97.00
$107.95
$95.00
Keep my old price as my new payout
$118.34
$100.00
$113.64
$100.00
If you were paying about 8% on Vrbo before, keeping your old payout the same works out to a new price of $104.55,
which pays you $92.00. The calculator above runs this same math live for your own nightly rate and cleaning fee,
plus any price you want to try.
