What we do

The deep clean your daily janitorial service does not cover.

Commercial deep cleaning is the detailed, scheduled work that keeps a space inspection-ready: the grout, the vents, the floor edges, the appliance interiors and the touchpoints. Many businesses call it a facility reset. We run it as a recurring monthly or quarterly service, as a one-time deep clean before an opening, inspection or move-in, or alongside the janitorial company you already use.

How it works

From first call to first clean in six steps.

Every commercial client follows the same path, and you always know what comes next.

1
Step 1 · You

You contact us

Call, text or email. You talk to Andrés, the owner, and tell him about your space, your hours and what has been frustrating about your current cleaning.

Result: a walkthrough date
2
Step 2 · Both of us

We walk your space

We tour the site with you or your facility manager, look at every room and surface, and ask about traffic, access, products you prefer and trouble spots.

Result: notes and measurements
3
Step 3 · Us

We write a scope of work for your site

Room by room and task by task, what gets cleaned, how often, and what is not included. Written for your building, not copied from a template.

Result: your site checklist
4
Step 4 · Us

You receive a proposal

The proposal lists the scope, the frequency, the price, the schedule, and the terms. Insurance and safety documents are available with it, so your team can review everything.

Result: a clear price in writing
5
Step 5 · You

You accept

Approve the proposal, or ask for changes first. We adjust the scope until it fits, and we confirm access, keys and alarm codes before the first visit.

Result: a confirmed start date
6
Step 6 · Us

We start cleaning

A trained team works from your written scope. After the visit you hear from us, and anything we noticed that needs attention gets reported right away.

Result: a reset space

And then it stays open.

After the first clean, the line between you and Andrés stays direct. Your manager or facility contact can reach him at any time.

Supplies and equipment

Ours or yours. You choose.

Some businesses already buy their own paper goods and own a commercial vacuum. Others want one less thing to manage. Either works, and it is written into the scope of work.

Restockables

  • Toilet paper
  • Paper towels
  • Hand soap
  • Trash liners and other consumables
We provide them, or you provide them.

Tools and chemicals

  • Commercial vacuums
  • Mops, scrubbers and detail tools
  • Professional-grade chemicals
We bring ours, or we use the equipment and products you already have.
After we start

No middleman. Just Andrés.

Most cleaning companies put an account manager between you and the work. We do not. When your manager or facility contact needs something, they contact Andrés directly, and he is the one who fixes it.

Something broken or off?A burned-out light, a leaking faucet, a failing door closer. We notice it during the clean and tell you the same day.
Feedback on a visitTell Andrés what was missed or what you loved. It goes straight into the written scope for the next visit.
Scope or schedule changeAdding a room, moving a day, an event coming up. One call or text.
One numberThe same person answers every time, so you never re-explain your building.

Before you sign anything

What you receive with every proposal.

Facility managers and owners should be able to check a cleaning vendor before they say yes. We make that easy.

Our teams are trained and work from the same written standard on every visit, so quality does not depend on who shows up.

How we price commercial cleaning.

We do not post rates, because two spaces of the same size can need very different work. After the walkthrough you get one clear price for the agreed scope, based on:

Questions facility managers ask

What does commercial deep cleaning include?
Every site gets its own written scope, but a typical commercial deep clean covers restrooms (fixtures, partitions, grout and floors), break rooms and kitchenettes (appliances inside and out, sinks, cabinet fronts), hard and soft floors, interior glass and entry doors, and detail work such as baseboards, vents, switch plates and high-touch surfaces. The scope is agreed in writing after the walkthrough, so you know exactly what is and is not included.
Do you replace my janitorial company?
Not necessarily. Many of our clients keep a nightly or weekly janitorial service for trash, vacuuming and restroom restocking, and use Chabod for the recurring deep clean that daily crews are not scoped or scheduled to do. If you have no janitorial provider, we can discuss a broader recurring scope after the walkthrough.
What is a facility reset?
A facility reset is a scheduled deep clean that brings a space back to a known baseline: grime, buildup and detail areas that daily cleaning misses. Clients usually book it monthly or quarterly, or once before an inspection, an opening or a move-in.
How does pricing work?
We quote after we walk the space. Price depends on square footage, the scope of work, how often we clean, floor types, and when we can access the building. The proposal lists a clear price for the agreed scope, and we do not publish rates online because two spaces of the same size can need very different work.
How soon can you do a walkthrough?
Call or text Andrés and we schedule a walkthrough at a time that works for the facility manager or owner. The walkthrough is free and there is no obligation to move forward.
Who do I talk to after we start?
Andrés, directly. There is no account manager, call center or middleman. Your manager or facility contact can call or text him to report anything broken, ask for a scope change, or give feedback after any visit.
Can you clean after hours or on weekends?
Yes. Most commercial deep cleans are scheduled outside business hours so your team and customers are not disturbed. We confirm access, alarm codes and key handling during the walkthrough and put them in the written scope.
Are you insured?
We provide a certificate of insurance on request before the first visit, and can list your company as certificate holder. Tell us what your lease or vendor policy requires and we will confirm it in the proposal.
What chemicals do you use, and are safety data sheets available?
We tell you before the first visit which products we plan to use, and we can supply safety data sheets (SDS) for them. If your building has product restrictions, such as fragrance-free or approved-products-only policies, we work within them.
Do you require a contract or charge lock-in fees?
No contracts and no lock-in fees. We do sign the scope of work, which lists what gets cleaned, how often, the price and the schedule, so both sides know exactly what was agreed. If it stops working for you, you are not locked in.
Do you supply toilet paper, paper towels and soap, and your own equipment?
Either way works. We can provide restockables such as toilet paper, paper towels and hand soap, or you can provide them. The same goes for tools: we can bring our commercial vacuums and professional-grade chemicals, or use yours. It is written into the scope of work.
What areas of San Antonio do you serve?
We serve commercial spaces across San Antonio, including Alamo Heights, Shavano Park, Fair Oaks Ranch, Boerne, Bulverde, Spring Branch, Bracken Ridge, Schertz, Cibolo, Converse, La Vernia, Universal City, Live Oak, Saint Hedwig and Marion, and we have done recurring work for businesses as far north as Leander.
What kinds of businesses do you clean?
Offices, retail and showrooms, restaurants and food-prep kitchens, gymnastics and fitness studios, medical and chiropractic offices (non-clinical areas), print shops and sign studios, churches and community buildings, and property-management common areas. If your space is not on that list, call and ask.
What is not a fit for Chabod?
We do not do biohazard or crime-scene cleanup, clinical or medical-grade disinfection, construction debris removal, or exterior high-rise window work. We do clean the non-clinical areas of medical and chiropractic offices, such as reception, restrooms and pool areas. We say so up front instead of overpromising.
